Scotiabank – The Kingsway

Renovation and modernization of Scotiabank's 9,000 sq. ft. branch on The Kingsway at 2930 Bloor St W., Toronto. Contract value: $2.2 million. Interior renovation was combined with exterior façade reconstruction, structural modifications and building-system upgrades, carried out while the branch remained in operation.

Scope of Work

• Renovation and modernization of the existing banking, office, storage, teller and common areas
• Scaffolding and traffic control for exterior work
• Removal of portions of the existing façade
• New curtain-wall construction
• Saw-cutting and excavation for new structural footings
• Reinforcing steel and structural steel installation
• New glazed office fronts and architectural glass
• New universal washrooms
• New staff kitchen and lounge
• New data and communications infrastructure
• New electrical distribution, receptacles and lighting
• Card readers and automatic door operators
• New wall and floor finishes
• Coordination of structural, architectural, mechanical, electrical, security and banking requirements
• Phased construction and hoarding within an operating banking environment
• Off-hours scheduling for disruptive work

Challenges & Delivery

Unforeseen conditions. Building conditions discovered during demolition required additional coordination with the project engineers and Scotiabank representatives. Structural details and supports were adjusted as conditions were uncovered.

Operational continuity. Construction was phased and isolated with hoarding to protect active banking operations, privacy and security. High-noise activities were scheduled off-hours.

Schedule and coordination. Additional site meetings were required as conditions emerged. Work was resequenced and resources shifted to unaffected areas to maintain progress.
